Vacant staging
Your home is vacant if it is empty, for example a new build, an investment property, or a home you have already moved out of. Empty rooms photograph poorly and can feel small and cold, so vacant staging brings in rented furniture and accessories to give every key room a purpose and scale.
Best for: empty homes, new construction, higher-value listings where presentation matters most.
Typical cost: higher, because furniture is rented for the staged rooms, usually billed for an initial period and then monthly.
How to decide
You rarely have to choose: it comes down to whether anyone is living in the home. The useful question is how many rooms to stage. Most buyers form an impression from a handful of spaces, so staging the living room, kitchen, primary bedroom, and main bathroom delivers most of the benefit.
